Same job, wildly different real pay. Here's where a salary actually stretches.

The sticker salary lies. Once you divide pay by what a city charges to live there, the "best-paying" metro on paper often slides down the list, and a quieter, cheaper city wins. Across these 13 careers, Topeka, KS tops real pay for marketing managers at $231K in price-adjusted income.

Most salary tools stop at the number on the offer letter. That number is close to useless on its own. A $120K job in San Francisco and a $85K job in Cleveland can leave you with the same money at the end of the month, sometimes less in the bigger one. We wanted to see how far that gap actually runs, so we took the BLS median wage for 13 careers people search for constantly and divided each one by the local price level.

The result is real pay: what the salary buys where you'd actually spend it. We also pulled the HUD Fair Market Rent for a 2-bedroom in every metro, because rent is where the cost-of-living gap bites hardest. A city can post strong real pay and still hand most of it to a landlord. The rent-burden column flags that. Anything over 30 percent is the line the federal government calls cost-burdened.

In Topeka, KS, rent eats just 9 percent of pay for a marketing managers.

One pattern shows up fast. High-wage coastal metros, especially in California, keep winning on real pay for skilled roles because wages there outrun even brutal prices. But scroll the rent-burden column and you see the trap: the same metro that wins on purchasing power can demand a third of your paycheck for an average apartment. Cheaper inland cities rarely top the wage charts, yet they hand back a far bigger share of what you earn.

How we worked it out

Three federal datasets, no secret sauce. Wages come from the BLS Occupational Employment and Wage Statistics program, the same survey that backs every salary page on this site. Local price levels are BEA Regional Price Parities, which measure how far a dollar goes in one metro versus the national average. Rent is HUD Fair Market Rent for a 2-bedroom unit.

Real pay is just median wage divided by the metro's price level. Rent burden is a year of that 2-bedroom rent measured against pre-tax pay. We left every BLS number exactly as published, including the cases where the survey suppresses a figure. If a metro is missing here, it usually means BLS didn't publish enough wage detail or employment was too thin to trust.

Common questions

What does "real pay" mean in this report?

Real pay is the BLS median salary for a job in a metro, divided by that metro's regional price level from the Bureau of Economic Analysis. It answers what the paycheck actually buys locally, not the sticker number.

Why do expensive states still rank high for real pay?

Because wages there often climb faster than prices. A registered nurse in coastal California can out-earn the price gap, which is why the metro can lead on purchasing power even with high rent. The rent-burden column shows the catch.

What is rent burden and why does it matter?

Rent burden is the share of pre-tax pay a HUD 2-bedroom Fair Market Rent would eat each year. Anything above 30 percent is the federal cost-burden line. Two metros can show similar real pay while one quietly hands most of it to a landlord.

Where does the data come from?

Wages are from the BLS Occupational Employment and Wage Statistics program. Price levels are BEA Regional Price Parities. Rent is HUD Fair Market Rent for a 2-bedroom unit. We do not adjust or smooth the underlying numbers.

How current is this?

The page reads the same live tables that power every salary page on AffordMap and rebuilds daily, so it tracks the latest BLS, BEA, and HUD releases we have loaded.

Does a high salary always mean a better deal?

No. A bigger nominal number in a high-cost metro can leave you with less spendable income than a modest salary in a cheaper one. That gap is the entire point of looking at real pay instead of the headline figure.
